What Does a Typical Home Inspection Cover?

  • External Conditions & Surfaces-                                    Inspection of exterior site for  vegetation and drainage issues

  • Roof                                                                                             Visual inspection of roof coverings, roof penetrations  and anticipated life expectancy

  • Electrical  Systems-                                                               Inspection of distribution panel for proper wiring and safety issues. Grounding and polarity testing of duplex receptacles and functioning of all electrical components.

Home Inspectors come in all shapes and sizes, just like the homes they inspect.  You must choose wisely to be sure that you are dealing with someone who has enough experience in the housing industry.  An inspector who has 'been there, done that' will be more likely to accurately assess the possible pitfalls in your prospective purchase.  Beware of newly trained inspectors who just learned everything they know from a book or training program and just got into the business to make a buck.  Experience and common sense are the two most important requirements
